To control rent updates and contract maturities, go to the Contracts tab on the left menu.
In this tab you will see a list of all contracts on the platform. You can also review management contracts or third party contracts.
Click on Filter on the right side of the screen to filter by type of contract, expiration or next deadline date, tenants, etc. For example, filter those renewing next month to update the rent.
Once the results are filtered, click on the left-side checkbox of each contract card or in the Select all one above to indicate which rents will be updated.
Once you check them, next to Select all there is an option to update the rent, an icon with the shape of two semicircular arrows. Click there to update the rent. You can choose to record a past update (record an occasional rent) or schedule a future update.
Once there, choose the type of revision, the amount, fixed or a percentage that applies and the date of revision. Remember that, in order to massively update the rent, the same amount must be indicated for all the contracts. If a contract has a different regime, it will have to be updated separately.
Once this is done, if you have scheduled an update, choose whether to send the tenants a communication to inform them of the rent update. Indicate the message they will receive and the date the message should be sent. Once you click on Update, the rent will be automatically updated on the revision date.
⚠️Communications are only received by tenants whose settings allow them to receive communications and updates.
To check past and scheduled rent updates, click on Rent updates on the left side of the screen.
