1. Deposit return
If you have not yet done so, return the deposit to the tenant. To do this, generate in the Expenses tab all the amounts to be deducted from the deposit (if any). Go to the Expenses tab of the property and click on Generate expense.
In the Generate expense form you can enter a concept for each different expense you want to charge the tenant, or generate an expense for each amount. Mark in the Additional configuration section that the expense is Claimable. Indicate that the expense will be claimed to the tenant in liquidations.
In the To-From period range, always enter a period in effect on the dates of the tenant's contract.
Once the expense has been added, go to the property Liquidations tab and click on Add Liquidation.
In the Generate settlement form, choose the option to whom? The tenant and the contact of the tenant who is leaving the property. Once checked, choose the Add contracts option to choose the deposit from his contract. Contract concepts include the rent by default. To choose the deposit instead, click on the note block icon to edit the concepts.
Also check the previously created expenses. Click on Generate liquidation on the bottom of the form.
Once the liquidation is created, you will be able to control its payment from the Liquidations section of the property, download a summary PDF clicking on the three vertical dots of the card or see the list of statements.
2. Contract termination and detachment of the tenants
Once the deposit has been returned and all the formalities related to this tenant have been completed, the next step will be, in the Property Details tab, to terminate the contract and remove the tenant.
If the end date of the contract has already arrived, it will automatically appear as Expired. In case the contract ends prematurely, expand Contracts in the Details tab, click on the three dots on the card of the ending contract and Expire or Rescind. In both cases, the contract will be shown as expired.
If you need to, you can consult the expired contract whenever you want by clicking on Show expired/rescinded contracts.
Once the contract has expired, deploy the Tenants tab, click on the three dots and Detatch on the tenant's card. The contact will disappear from the property but his contract as well as his income history, expenses, invoices... will be stored in the property. Their personal information will still be available in the Contacts section on the left-side menu.
3. New tenant's settings
