To add or edit an existing property, follow the steps below:
Add a new property
First go to the Properties tab in the drop-down menu on the left. To add a property, click on Add property on the right side of the form.
Edit an existing property
To edit an existing property, go to the Properties tab and click on the card of the property you want to edit. You can use the search engine or the filter to facilitate the search for the property to edit.
Within the property form, click on the three vertical dots and the Edit option at the left side of the form.
Add the information of the property
Whether you edit or add the property, you will be redirected to a tab where you can enter the property data. On the left side you will see the general information of the property:
Type: if it is a house, premises, garage, etc.
Assign team: this field only appears if you are working from the management space of a user with multiple teams. It is used to identify the team to which the property belongs, although we recommend always adding the properties within the team space to ensure that all the information is always assigned.
Name: how the property will be identified. It can be an internal code, the address of the property...
Reference: in case you have an additional reference to identify the property.
Complete address: the first field will search for an existing address according to the municipality, street and number written. We recommend to choose one of the suggested options that we will offer when entering the address of the property. The field below is oriented to indicate additional details of the address such as floor, doorway, etc.
In the right half of the form are the different drop-down lists of additional information to add to the property. None of them is obligatory to fill in, so nothing would happen if you leave it blank if you do not have the information.
Aditional information
The following fields are available in this drop-down menu.
Rooms: to be filled with the number of rooms available in the property. Click on management by rooms if the property is rented by rooms instead of the complete one.
Bathrooms: to be filled in with the number of bathrooms available in the property.
Built: to be filled in with the built surface of the property.
Useful: to be filled in with the useful surface of the property.
Common: to be filled in with the common surface of the property.
Orientation of the property: north, south, east, west...
What surface area do you want to show in the property details? If you fill in several fields of the surface, you can choose which combination or data of the surface will appear in the ads of the property generated from the platform and in the summary of the property.
Property register: to be filled in with the details of the section where the property is registered.
Cadastral reference: to be filled with the data of the cadastral reference of the property.
Delivery of the property: it is a free field, that we recommend to fill with the date of beginning of the management, in case of properties of third parties, or date of purchase if it is a property registered by its owner.
Last renovation: to be filled in with the date of the last renovation that the property received.
Rental price index: if the property is located in a stressed area or in a place for which a price, mandatory or indicative, is provided for renting it, you can indicate the amount here.
Cleaning expense: if any, this is an informative field that will not have an impact on the expenses and income of the property.
Issuer billing
In this section you can add the data of the company or individual that manages the property.
If this is a new property and you do not fill in this field, the first issuer created in the user or team will be automatically assigned.
If this is an existing property, you can see which issuers are associated to the property, unlink or add others, as well as edit the issuers, taking into account that these editions will affect all the other properties with the same issuer.
Property valuation
In this section the data related to the purchase and the value of the property can be added. The only two dynamic fields are the purchase price and the valuation, which will be used to calculate the gross and net profitability respectively. All other fields are informative.
Management
This informative field is intended to indicate the fixed or percentage amount charged for managing the property in case the owner assigns the management to third parties.
Property features
In this section you can mark all the indicated characteristics of the property to be added or edited.
Tags
In this section you can assign tags (categories to organize the properties). You can choose existing tags by clicking on the drop-down Select or create a new one by clicking on ADD TAG.
Advanced configuration
Indicate here, if applicable, the billing series, company and analytical accounting settings that will be chosen by default for this property.
Legal data
If the property is rented under a regime that requires a Unique Registration Number or a VUT Number (for housing for tourist use), you can add this information here. If they are filled in, they will appear as pop-up fields when creating ads.
At the bottom of the form you can also attach photos of the property in PNG and JPG format.
